What has your AMAPAC done for you lately?§ 2009 - CASA GRANDE - Wastewater Rates - Convinced the City to adjust wastewater rates for multi-family and base the rate on consumption, resulting in almost $200,000 in annual savings for just 10 Casa Grande member properties.
§ 2010 - TUCSON - Rent Tax - Convinced the City Council twice in the past six months to oppose a 2% sales tax on rent, saving the community and industry $12 million annually.
§ LEGISLATIVE VICTORIES SINCE 2000-
- Defeated a legislative proposal that would have required all apartment leasing agents to become Licensed Real Estate Agents.
- Defeated legislation requiring owners and/or their employees to verify legal status of prospective residents as well as all residents renewing leases.
- Defeated legislation that would have mandated that owners hire licensed contractors for ALL routine maintenance work performed on a rental property. This legislation would have increased property maintenance costs by at least $24,000 annually.
- Created Residential Rental Property Inspection Legislation. The AMA successfully fought for this statewide inspection program to ensure that both residents and property owners are not forced into intrusive interior inspection and rental registration programs. Conservative estimated industry savings are over $17 million annually. As a part of this bill, the AMA also crafted legislation that gave cities the tools needed to fight slum properties. The AMA was a finalist for the National Apartment Association Paragon Award in Government Affairs for our efforts on this legislation.
